PROJECT STATUS

POOL 1 COPING REPAIR – Funds have been allocated, project has not been put out for bid until we can determine the condition of the base of the pool.

POOL 1 TENNIS COURTS- Funds have been allocated, additional funds required, condition of courts is very poor and its been recommended to fully replace court.

POOL 2 RESURFACING- Awarded bid to Strand Pool at the April 2023 BoD meeting. Anticipating work to be performed Fall 2023 ** UPDATE** BOD revoked the awarded project to Strand pool, project was put back out to bid with a different SOW in August 2023. Bid was awarded once again to Strand Pool in Oct 2023 with work to begin in Spring 2024.

CLUBHOUSE- Actively working on rebuilding clubhouse. Land Development permit needs to be obtained before moving forward with project. JHA is expected to present our plans to Delaware Township Planning Commission in April 2023. *Update* We had meeting with MKSD (Architect) and JHA (Land development) – plans will now be submitted at the June meeting. We are hopeful to have approval by August, at which point MKSD will put the project out to bid. We have been provided rough figures on cost of rebuild, this will give us a starting point on coordinating and securing funding to move forward with a new clubhouse. (6/21/23) We have been provided the land development application for review and signature, to submit to the township planning commission. (10/10/23) We have engaged a septic design engineer to provide the required information to us to submit with the land development application. The architects would like to put this project out to bid Spring 2024, granted we secure funding.

UPDATE (1/29/24) Several components of this project have been done or are in progress; the sewage testing has been completed by Dadio and located by the surveyors from JHA. Sewage Design Plans have been drafted for the Sewage Permit Application. JHA, the project engineer, is coordinating with the Pike County Conservation District (PCCD) to hopefully avoid the NPDES, because it is a long, painful, permit process.  

There are a few different scenarios, best case, worse case (but not worst case) scenarios; if PCCD does not require the NPDES and if they do. There are a total of 4 scenarios, best case scenario, will have all design plans and applications approved by early Summer 2024, bid process and bid acceptance completed by early to mid Fall 2024, construction commences Winter 2025 and completed 9-12 months. The longest “worse” case scenario includes the time to obtain a required NPDES, delaying the bid, estimated construction delays forecasts a completion date in 2027.

There are many variables outside of our (WALPOA) control that the likely reality is that the actual length of duration of the project will be somewhere in between the “best” and “worse” cases.

WILD ACRES DAM/SPILL WAY- REPAIR/REPLACEMENT- Dive has been completed with a scope of work provided. (6/21/23) Update: Documents have been forwarded to Dam Safety for an authorization letter (if required) to move forward with repairs. Scheduling repairs TBD

NORTH LAKE DAM/SPILLWAY- REPAIR/REPLACEMENT – We made contact with the final resident, hopeful we will have all easements obtained and filed soon. Our dam engineer has received comments back from dam safety regarding the plans that have been submitted for this project. The engineer will be working on completing the necessary changes and resubmitting them to Dam Safety for review. The engineer is anticipating on putting the project out to bid Spring 2024

UPDATE (1/29/24) This project is delayed until the Army Corps of Engineers (ACOE) approves the PASPG-6 Permit. The bid process will commence once this final permit is issued.

UPPER FAWN LAKE DAM/SPILLWAY- REPAIR/REPLACEMENT- Cleared spillway of debris/ brush as requested by dam safety

LOWER FAWN LAKE DAM/SPILLWAY- REPAIR/REPLACEMENT- (6/12/23) Borings have been completed. We are waiting for the results and anticipate a report within the next month. (6/21/23) Update: Survey of upper and lower Fawn Lake should be completed next week to coincide and map out where the borings had been done. This information will be provided to the Geotechnical engineer and then sent to Dam Safety for review.

F450 Dump Truck: Approved on the 2023 Capital Ballot for purchase. Went out to bid November 2023. Awarded bid at the January 2024 BOD meeting to Lowes Sales and Services.

COMPLETED PROJECTS

LAKE TREATMENT- Awarded bid to Aqua Link at the April 2023 BoD meeting. Treatments will begin on 5/10/23. During the week of 5/29 Long Ridge will be treated. UPDATE: AquaLink was in on 6/7 to evaluate and treat the necessary lakes. AquaLink was in on 7/12 to evaluate and treat the necessary lakes. UPDATE: Aqualink was in to assess Long Ridge on 7/27, it was discovered there is an abundance of Brittle Naiad growing in a problematic area of the lake. Proper treatment was administered, and we are hopeful within a few days we will see a dramatic improvement. While these plants die off there may be a secondary algae bloom.

FAWN LAKE- We have added Fawn Lake back into our testing schedule, on 5/16 we received low ecoli results. Testing is scheduled for 5/30 and 6/13, 7/11 we are hopeful that we continue to receive negative results. UPDATE: All results have come back with in normal limits! Stay tuned for an updated on the beach restoration we have coming. UPDATE: The Aeration System was installed on Oct. 3rd. The beach restoration project will continue in spring.

GEESE ADDLING- USDA: 5/30/23 “We began our nest and egg treatment during the first week in April.  My coworker Nate, treated five nests on the property containing a total of 29 eggs. Three nests were on the main lake, one nest on North Lake, and one nest on Sand-spring Lake. (6/21/23) Update: Will be returning today to assess if a roundup of geese will be necessary. (6/23/23) They will be returning next week to round up approximately 12 geese.

Next week we will be making site visits to all of our cooperators to determine whether a round-up is required.  Once we determine how many molting birds are present on the property we’ll communicate with the community to make a final decision on the roundup.”

ROAD PAVING LIST- Road paving bid for Doe Dr., Gloria Ct. and Terri Ct was awarded to Eclipse Asphalt at the April 2023 BoD meeting. Roads are scheduled to be paved on 5/17-5/19. COMPLETED 5/26/23

UPCOMING ROAD REPAIRS- On 10/20 and 10/21 there will be road repairs performed on the following roads: The section of Snowshoe Dr between Wild Acres Dr and Deer Trail. The bend immediately following the entrance on Wild Acres Drive. There will be 30 tons of pothole repairs completed on the following roads (as material allows): Wild Acres Drive, Forrest Dr, Spring Dr., Roundhill Rd and Westfall Dr

POOL 2 TENNIS COURTS -Bid was awarded to Astroturf at the 9/16/23 BoD meeting. Astro turf completed this project on Oct. 5th
